Undertaking any renovation project or building a new home can be daunting and requires making a lot of tough decisions. STAGE 1 - ADVICE

MAKE AN APPOINTMENT

Kim’s friendly Design Assistant will ask you a few questions about the scope of your project. Then a date and time, that works best for you, will be booked to meet with Kim at your home, our studio or your architects/building designers office.

INITIAL CONSULTATION FEE

The cost of the initial 2 hour onsite Consultation one on one appointment with Kim is $295. If your initial consultation fee is not paid within 48hours of your appointment your meeting will have to be rescheduled.

Pre appointment research

After making an appointment to meet with Kim to discuss your project, you will be sent a Space Profile for you to complete prior to your appointment (if possible). This will help you understand what information Kim will need to ensure your time together is well spent.

 

MEETING 1

This initial meeting with Kim will take up to 2 hours depending on the level of complexity of your project. During this time Kim will want to hear about how you live in your home, use the space being designed, what appliances you like to use, how you shop, cook and entertain as well as your thoughts on the style of the space. He will then give you ideas on what he thinks could be achieved taking into account your budget, relationship to adjoining spaces, appliance selections, colours/finishes, architectural elements and how to improve flow/functionality.

After your initial consultation with Kim you will be given the opportunity to digest Kim’s thoughts and ideas before making the decision to engage Kim as your designer for your project. An Authority to Proceed to engage our services will be sent to you to confirm the cost of your design fees, scope of works and timeline for the design process.

DESIGN FEES

Our fixed price per room design fee is $1990 including GST. Once your design is completed and your design fees are paid in full, you will receive a full set of concept drawings including 3D CAD Renders. Please note our concept design drawings will only have overall dimensions.  If you wish, you can take our concept drawings to other firms to obtain and compare project costings. Project selections and specifications are only provided if you choose Sublime to construct your project.

STAGE 2 - DESIGN

INITIAL CONCEPT DELIVERY:

• View 3D CAD Drawings of your proposed space
• Modify design to achieve desired outcomes
• Discuss appliance selection to suit design
• Discuss ergonomic storage solutions
• Discuss possible colour placement
• Monitor any cost sensitivities

 UPDATE DESIGN AND FUNCTION:

• View revised 3D CAD Drawings of your proposed space with updated changes from meeting 1
• Finalise design functionality
• Discuss possible colour placement
• Monitor any cost sensitivities

Meeting 4

COLOUR SELECTIONS:

Once the design is finalised we will work with you to formulate the colour pallet, look and feel of your new space (excludes floor coverings and soft furnishings). At this meeting we will;

• Assist to select appliances
• Assist to select cabinet and bench top finishes
• Research new products
• Plan lighting elements to enhance the design and functionality
• Update plans with proposed selections
• Monitor any cost sensitivities

STAGE 3 - PLANNING

ONSITE MEETING WITH TRADES

Once your Plans are finalized, we co-ordinate an onsite meeting with all ancillary trades and professionals required to complete the works. At this meeting

  •  Individual trades will be given a detailed brief and plans to evaluate your project
  • Our trades then prepare an accurate trade estimate for their portion of your project

CONFIRMATION OF SELECTIONS

Now that we have meet with the trades onsite and discussed any issues with the proposed implementation of the design, to be able to develop a fixed price for you we now need to confirm selections. Now its time for a bit of Homework.

  • Visit our suppliers to view and confirm the Selection of your fittings
  • Visit our suppliers to view and confirm the selection of your fixtures
  • Visit our suppliers to view floor and wall tiles
  • Visit our suppliers to view larger samples of your Granite and Stone selections

PREPARATION OF COSTINGS

Now that we have meet with the trades onsite and confirmed the selection of your benchtop, Tiles and Fixtures and Fittings we can put together a fixed price for your project. We can provide all

  • Supply and Installation of Joinery
  • Supply and Installation of Benchtops
  • Supply of Appliances
  • Supply of Fixtures and Fittings
  • Supply of Tiles
  • Trade Estimates Associated with your project

 

Meeting 6

MEETING CONTRACT DOCUMENTS

After presenting the final costings and making any adjustment to the design, materials or fittings to meet your budget expectations, we will provide you with

  • HIA Construction/Supply Contract, including information about progress payments, timeframes and special conditions
  • Full Colour and Material Selection document
  • Final Plans for you to review and sign off.

There are no surprises with our projects!!
Everything is carefully documented and explained to you before we start.
Time to make a start  – Once you have signed your construction documents we will advise you of our intended start date.

 

 

QBCC Insurance Payment

PAYMENT OF QBCC INSURANCE

If your home, townhouse or multiple unit dwelling is no more than 3 storeys high and the value of any proposed building work to be done is $3,300 (including labour and materials) then in Queensland mandatory QBCC Home Warranty insurance must be paid.

  • For Structural Changes you receive 6 years 6 month QBCC Warranty
  • For Non Structural Changes you will receive a 12 month QBCC defect warranty

As part of our process and within 10 days of your contract being signed your QBCC insurance premium will be paid.

STAGE 4 - Manage

Project Start

Kim will meet you on site on the very first day. He will run through the expected timeline for your project.

Comunication

Kim will update you regularly on the progress of your project. Providing you with information (sometimes daily) on who will be in attendance and what will be completed when.

Co-ordination

As your project manager, Kim will liaise with all trades required to complete your project. He will answer any questions that the tradespeople have so you don’t have to worry about something not being completed as per plan or requirements.

Handover

Kim will meet with you to review your completed kitchen or bathroom, provide you with a warranty or manufacturer information as well as care guides so you can get the most out of your space for many years to come.
